- You try to market to everyone
The Riches Are In The Niches. It’s a cliché because it’s true. It is better to be perfect for some than ok for everyone. If you market yourself as “Serving buyers, sellers, and renters in New York City” no one is going to see that and think you are the perfect agent for them.
“I specialize in helping you find pet friendly homes on the Upper West Side” will attract clients that want your help. When you narrow down your niche and speak directly to them in your marketing, clients will come to you instead of you having to chase them.
- You’re advertising the wrong things
Agents throw away money and effort on marketing and advertising that doesn’t work. If you’ve tried Social Media Marketing, Postal Mailers, or Email Marketing and didn’t get results, you were probably just offering your services. Talking about how much you want to help them buy or sell a home.
Turn your Marketing into Lead Generation by offering them something they really want in exchange for their contact information. This could be a PDF like a Seller’s Checklist you offer through a QR code on a mailer, through Social Media posts and ads, and even to your email list. Everyone who downloads it is a new lead – someone who is interested in selling. Then you follow up.

- You lack confidence
If you aren’t comfortable starting conversations about real estate with people you meet, you probably lack confidence in your skills. What if they ask a question and you don’t know the answer? I understand, real estate school doesn’t teach you anything about being a real estate agent. You have to find the education you need to gain confidence. Take classes, watch YouTube videos, learn your local market. Build your confidence and start attracting clients.
